The Maintenance Mechanic II performs a broad range of general building maintenance, repair, installation, and preventive maintenance work in support of campus buildings, systems, equipment, and related spaces. This position helps maintain the safety, functionality, appearance, and day-to-day operation of residence halls, academic buildings, administrative offices, public/common areas, and service spaces.

This is a hands-on position responsible for responding to routine and urgent service needs, troubleshooting problems, completing repairs, supporting preventive maintenance efforts, and assisting with general campus operational needs. The Maintenance Mechanic II is expected to work across a wide variety of maintenance tasks within skill level and training, and to support the department wherever needed to meet campus needs.

This position is classified as essential personnel under College policy and participates in an on-call rotation for after-hours and emergency response.

Duties:
- Performs routine, corrective, project, and preventive maintenance work as assigned by the supervisor through work orders, inspections, and departmental priorities.
- Responds to work orders, service requests, and urgent maintenance needs in a timely, professional, and efficient manner.
- Performs a wide variety of building maintenance and repair tasks, including but not limited to plumbing repairs, carpentry, painting, wall and ceiling repair, hardware repairs, fixture replacement, minor electrical work, minor equipment repairs, and other general maintenance duties within skill level and training.
- Troubleshoots maintenance problems, identifies likely causes, and determines appropriate repair methods or follow-up needs.
- Inspects buildings, rooms, equipment, fixtures, and building components to identify maintenance needs, safety concerns, and preventive maintenance opportunities.
- Performs preventive maintenance tasks on assigned equipment, building components, and related systems in accordance with departmental procedures and manufacturer recommendations.
- Documents completed work, labor, materials used, and follow-up needs in the College's work order or maintenance management system.
- Identifies needed materials, parts, and supplies and communicates those needs to the supervisor or designated purchaser/inventory staff.
- Inspects completed work to verify proper operation, safety, workmanship, and cleanliness.
- Maintains tools, equipment, vehicles, and work areas in a clean, organized, and safe condition.
- Performs all work in compliance with applicable EPA, Hazmat, OSHA, and other established safety standards, including proper use of tools, ladders, personal protective equipment, and safe work methods.
- Attends required safety meetings, training sessions, and other job-related training as directed.
- Uses ladders, aerial lifts, boom lifts, scissor lifts, and other equipment as required to safely perform assigned duties.
- Interacts professionally and courteously with students, faculty, staff, contractors, and visitors while working in occupied buildings and active campus environments.
- Assists with room readiness, event-related support, minor renovations, special projects, moves, setups, and other departmental priorities as assigned.
- Participates in the department's on-call rotation and responds, as assigned, to after-hours, weekend, holiday, and emergency maintenance needs.
- Assists with snow and ice removal, storm cleanup, emergency response, and other campus support work as directed.
- May be required to work adjusted schedules, overtime, weekends, holidays, on-call assignments, or periods of campus closure based on operational needs.
- Performs other related duties as assigned.

Qualifications:
- High school diploma or equivalent preferred.
- Three to five years of progressively responsible experience in building maintenance, facilities maintenance, or related maintenance trades required.
- Demonstrated experience performing a broad variety of general building maintenance and repair tasks in occupied residential, academic, commercial, institutional, healthcare, hospitality, or similar facilities preferred.
- Ability to read and interpret work orders, equipment manuals, labels, diagrams, basic plans, schematics, and written instructions.
- Ability to communicate effectively in English, including reading, speaking, and writing sufficiently to understand instructions, document work performed, and communicate with campus occupants and coworkers.
- Ability to work independently with limited supervision and also function effectively as part of a team.
- Ability and willingness to participate in an on-call rotation and respond to campus as required for urgent or emergency situations.
- Ability to safely operate ladders and, as required for assigned duties, aerial lifts, boom lifts, and scissor lifts.
- Must be able to complete and maintain any required safety or equipment operation training associated with assigned duties.
- Valid NC driver's license and acceptable driving record.
- Experience using a computerized maintenance management system or work order system preferred.

Knowledge, Skills, and Abilities:
- Working knowledge of tools, materials, methods, and safety practices used in general building maintenance.
- Knowledge of the occupational hazards and safety precautions associated with building maintenance work.
- Ability to perform a broad range of routine and non-routine maintenance and repair work within skill level and training.
- Ability to troubleshoot common building-related problems and complete repairs safely, effectively, and efficiently.
- Ability to prioritize work, manage time efficiently, and adapt to changing campus needs and daily assignments.
- Ability to demonstrate dependability, professionalism, productivity, accountability, flexibility, and customer service in a service-oriented environment.
- Ability to work effectively in occupied buildings and maintain productive working relationships with others in a campus setting.
- Ability to follow oral and written instructions and maintain accurate work records.

Physical Demands:
- Ability to lift up to 50 pounds and frequently lift or carry objects weighing up to 25 pounds.
- Frequent bending, reaching, climbing, walking, standing, kneeling, pushing, and pulling.
- Ability to work from ladders, boom lifts, and scissor lifts and in a variety of indoor and outdoor environments.
- May be exposed to heat, cold, dust, noise, moisture, and other conditions typical of facilities maintenance work.
