Maintains the safe operation of high pressure, oil/gas/ fired, water tube boilers and auxiliary equipment such as various types of pumps, de-aerating tank, surge tanks, air compressors, blowers, electric and/or pneumatic operated controls, and piping systems for oil, gas, steam and water. Repairs and services DX systems. Maintains proper operation of chilled water systems to include cooling towers. Concurrently, monitors all controls equipment and piping systems for proper operation by maintaining proper pressures temperatures and flows; oversees and participates in the inspection, maintenance (to include preventive maintenance) and/or repairs of all equipment used in steam and hot water generating plants as well as water treatment and water softening equipment/systems used in chilled water, hot water and steam systems. May oversee work by outside contractors as directed.
Position is classified as essential personnel under college policy and is subject to college and department policies regarding essential personnel. Performs essential duties related to facilities work as identified by management during inclement weather, emergency situations, or as campus needs dictate.
Position is first shift, Mon-Fri. Some weekends and on-call work may be required.

Duties: 
- Conducts boiler room operations involving equipment repair and maintenance (including preventive maintenance) routine housekeeping duties in mechanical and boiler rooms.
- Operates steam and hot water boilers and auxiliary equipment such as pumps, blowers, compressors and generators to fuel, water and power boilers; operates emergency fire pumps.
- Monitors and inspects equipment to ensure proper water level, steam pressure, temperature and other gauges to ensure safe, efficient operation.
- Takes samples of water to check for alkalinity, softness, bacteria, and conductivity. Chemically treats water based on test results and in accordance with the water treatment program developed for the respective system (hot water, chilled water or steam).
- Inspects, regulates, tests and makes repairs to boilers, pumps and other equipment to include cooling towers and other chilled/hot water and steam system equipment by packing pumps, and steam fittings, rebuilding valves, replacing worn parts, re-tubing and accomplishment of other major repairs to this equipment.
- Reads graphs/charts and monitors logs. Maintains and prepares records and reports of fuel deliveries, consumption, steam and/or hot water produced, water used, boiler test results, temperature reading, preventative maintenance checks, operating hours and other pertinent information as required.
- Applies knowledge of sequence of operations for HVAC equipment (Steam, chilled water, and DX systems).
- Duties may include inclement weather safety responsibilities, including the removal of snow, ice and/or branches, and other related responsibilities as necessary due to inclement weather.
- Duties may include activities related to preparation or clean-up during emergency situations.
- May be required to work during campus closures.
- Performs related duties/work as required and/or assigned.

Qualifications:
- Journeyman level 3 with ten (10) or more year’s experience.
- Experience with the operation and maintenance of multi-fuel fired high or low-pressure boilers and related auxiliary equipment.
- Knowledge of the operation, methods and maintenance of hand tools, hand power tools or larger specialized tools and equipment.
- Knowledge of recordkeeping and document maintenance.
- Hold valid appropriate state license(s), including CFC universal certification.

Knowledge and Skills:
- Knowledge of the mechanics and safe operation methods and procedures in operating steam/hot water generating plants as well as chilled water and condensing/condensate loops.
- Knowledge of mechanical malfunctions and the methods and techniques used to prevent and/or correct the situations.
- Knowledge of recordkeeping, scheduling and cost estimating.
- Knowledge of inspection/testing and monitoring techniques and safe and proper use of chemicals, especially for water treatment.
- Knowledge of tools used in maintenance and repair of boilers, chilled water and related equipment.
- Skill in applying principles and practices of supervision.
- Skill in reading, taking and interpreting water samples, meters, graphs and gauges.
- Ability to establish good working relationships with other technical and maintenance personnel.

Physical Demands:
- Lifting 50 pounds maximum with frequent lifting and/or carrying objects weighing up to 25 pounds.
- Frequent bending, pushing, reaching, climbing, standing and walking.
- May be required to work during periods of inclement weather.
